The Lagos State Government has introduced a new tenancy bill aimed at regulating excessive rent increases and controlling the high fees charged by house agents and landlords across the state.
The proposed bill, currently before the Lagos State House of Assembly, is designed to protect tenants from exploitation and promote fairness in the housing sector, as many Lagos residents continue to struggle with rising accommodation costs.
Speaking at the 2026 Ministerial Press Briefing in Alausa, Ikeja, the Lagos State Commissioner for Housing, Moruf Akinderu-Fatai, said the government is taking steps to address growing complaints about arbitrary rent hikes and exploitative practices by some landlords and estate agents.
According to the state government, landlords will no longer be allowed to increase rent indiscriminately once the bill becomes law. The proposed legislation is expected to introduce proper regulations that will guide how and when rent adjustments can be made.
The government also plans to regulate estate agents and reduce the burden of excessive agency fees, agreement charges, caution fees, and other hidden costs often demanded from tenants during house rentals.
Officials say many residents in Lagos now spend a significant portion of their income on rent due to the sharp increase in housing prices across different parts of the state.
As part of the proposed reforms, all estate agents operating in Lagos may be required to register with the Lagos State Real Estate Regulatory Authority to help tackle fraudulent practices and improve accountability within the property market.
The bill is also expected to clearly define the rights and responsibilities of landlords, tenants, and agents to reduce disputes and improve tenancy relationships.
Government officials further revealed that landlords or agents who violate the proposed regulations could face penalties, fines, or other legal sanctions once the bill is passed into law.
The development has generated widespread reactions online, with many Nigerians praising the Lagos State Government for attempting to address the housing crisis and rising rent challenges affecting residents across the state.
However, it is important to note that the tenancy bill has not yet been passed into law, and discussions are still ongoing at the Lagos State House of Assembly.
